Inheritance tax is not paid in one go — ten-year installments and the interest they cost
When ₩87.3M of inheritance tax arrives and there is no cash, you need not rush to sell the home. The law opens three ways to spread it. Above ₩10M, a split defers half for two months at no interest; above ₩20M, installments of up to ten years carry a 3.1% annual surcharge on the balance; and payment in kind with real estate or securities has its own conditions. All three must be applied for within the six-month filing deadline.
Conditions used in the calculation

- Step ① Split
- above ₩10M · up to ₩20M the portion above ₩10M · above that up to half · two months · no interest
- Step ② Installments
- above ₩20M · inheritance tax up to 10 years · gift tax 5 · each payment above ₩10M · security · 3.1% annual surcharge
- Step ③ Payment in kind
- three conditions (share of real estate and securities · above ₩20M · insufficient financial assets) · tax office approval

Results
- Split
- ₩87.3M → ₩43.65M + ₩43.65M two months later · no interest
- Installments
- up to 7 years · 8 payments · ₩10,912,500 each · surcharge ₩9,472,050 · total ₩96,772,050
- For ₩300M
- 10 years · 11 payments · ₩27,272,727 each · surcharge ₩46.5M
- Surcharge
- none on the first payment · from the second, balance × 3.1% a year
- Why seven years, not ten
- each payment must exceed ₩10M, so a smaller tax shortens the period
- At ten years
- first payment on the filing deadline + yearly → 11 payments
- What to compare
- ₩9.47M surcharge vs loan interest · if the loan rate is under 3.1%, borrow
- Gift tax split
- the same two months above ₩10M
At a glance
The split carries no interest; seven-year installments add ₩9,472,050 in surcharges.

Why it works this way
The inheritance tax bill reads ₩87.3M. What was inherited is one apartment, and the account holds nothing like that. Must the home be sold in a hurry? No. Inheritance tax is not a tax paid in one go. The law opens three ways to spread it: a split deferring half for two months, installments paid yearly for up to ten years, and payment in kind with real estate instead of money. But all three open only if applied for within the filing deadline. Most people count only how much the tax is and think about how to pay it after the bill arrives, when the door has already closed. It is often mistaken for interest-free financing, but there is interest. We count how ₩87.3M becomes two payments of ₩43.65M or eight of ₩10.91M, and what interest that costs.
Inheritance and Gift Tax Act Article 70(2).
- Above ₩10Mpart on the filing deadline · the rest within two months · up to ₩20M the portion above ₩10M · above that up to half
- ₩87.3M₩43.65M + ₩43.65M two months later · no interest for the two months
- Conditionmark the split on the return · gift tax above ₩10M gets the same two months
Not knowing this throws away the two-month cushion for a loan or a fire sale. Two months is enough to close deposits or settle insurance. Missing the second date brings a late-payment penalty, so put it on the calendar too.
Step ② Installments: above ₩20M, inheritance tax can be spread over up to ten years, gift tax five. The first payment falls on the filing deadline and the rest yearly, so ten years means eleven payments. Each payment must exceed ₩10M, so a smaller tax shortens the period by itself: ₩87.3M allows at most seven years, eight payments of ₩10,912,500. No surcharge on the first payment; from the second, 3.1% a year on the balance, ₩9,472,050 in total, ₩96,772,050 with the tax. ₩300M becomes eleven payments over ten years of ₩27,272,727 with ₩46.5M in surcharges. Most people get confused here: the surcharge is not a fine but interest for the deferral. Security such as a mortgage or tax payment guarantee insurance is required; without it, or without the ₩10M minimum, the application is rejected. A mortgaged home must be cleared with the tax office before sale, and paying the remaining installments at once stops further surcharges.
Inheritance and Gift Tax Act Article 73.
- Three conditionsa large share of real estate and securities · above ₩20M · cannot be paid from financial assets · tax office approval
- Valueaccepted at the value used to compute the tax · real estate valued below market loses · unsaleable land may gain
- Orderassets paid in kind go in a set order, so you cannot pick · listed shares are in principle not eligible for payment in kind and are better sold
More a choice than a calculation, so consult a tax adviser. Not knowing this leaves you holding unsaleable land and a loan.
The ₩87.3M payment plan is three lines. ① Above ₩10M the split, above ₩20M installments; ② if cash in hand plus cash raised within two months covers it, the split is cheaper; ③ if not, installments with the longest period keeping each payment above ₩10M and the property to mortgage. With those three lines, payment preparation is done. ₩87.3M is ₩43.65M twice over two months or ₩10.91M yearly over seven years, and the home need not be sold. Compare the ₩9.47M surcharge with loan interest: borrow if the loan rate is below 3.1%, use installments if above, and take the two-month split first either way.
All three steps are passed: the split above ₩10M, installments above ₩20M, payment in kind without cash. ₩87.3M is ₩43.65M twice at no interest or eight payments over seven years with ₩9,472,050 in surcharges. Miss the filing deadline and all three doors close, leaving only penalties. Two things to do now: put the tax and the way to pay it on the same sheet, and confirm the property for security and the ₩10M minimum before filing. The surcharge rate changes yearly and in-kind conditions vary by asset, so consult a tax adviser.

In force Current (checked 2026-09-05)
Where the tax exceeds ₩10M, part may be paid within two months after the deadline: the portion above ₩10M up to ₩20M, up to 50% above ₩20M. Not available once installments are approved.
What this means
Deferring half for two months costs no interest. If cash is only a little short, this path comes first.
Inheritance and Gift Tax Act Articles 71 and 72 (Installments · Surcharge)
In force Current (checked 2026-09-05)
Where the tax exceeds ₩20M, installments over up to ten years (five for gift tax) on providing security and applying within the filing deadline. Each installment must exceed ₩10M. The surcharge follows the national tax refund interest rate (3.1% a year).
What this means
The longer the spread, the larger the surcharge, and the ₩10M floor per payment shortens the period when the tax is small.

In force Current (checked 2026-09-05)
Where real estate and securities exceed half the estate, the tax exceeds ₩20M and payment from financial assets is difficult, payment in kind is allowed with the tax office head's approval. The order and valuation of assets follow the decree.
What this means
A way to pay with assets instead of money, but with three conditions and an order. A matter of choice more than calculation.

Frequently asked
Can the split and installments be combined?
No. Once installments are approved, the split does not apply. Use the split if cash can be covered within two months, installments if not.
Why seven years and not ten?
Each installment must exceed ₩10M. Dividing ₩87.3M into payments above ₩10M gives at most eight, so seven years after the first. ₩300M reaches eleven payments over ten years.
Is the 3.1% surcharge a fine?
No. It is interest for the deferral, following the national tax refund interest rate, so it changes when the notice changes. It does not apply to the first payment.
What security is needed?
Tax security such as a mortgage on real estate or tax payment guarantee insurance. A mortgaged home must be cleared with the tax office before it can be sold.
Can I pay everything off early?
Yes. Paying the remaining installments at once stops any further surcharge. You can finish early.
Can any asset be paid in kind?
No. Real estate and securities must make up a large share, the tax must exceed ₩20M, financial assets must be insufficient, and the tax office must approve. There is an order for in-kind assets, so you cannot pick.
